For this multi-phased project, JFK&M worked with Beyer Blinder Belle Architect to achieve base building improvements for the adaptive reuse of Building 77, a 1.1 million-sf industrial building at the Brooklyn Navy Yard. Built in the 1940s as a munitions warehouse, the 18-story reinforced concrete building had not seen a significant renovation since its original construction. The building was operated as a warehouse/distribution facility with light manufacturing on the upper, windowed floors. Building 77 was being upgraded to house tenants on numerous floors. The building achieved a LEED Gold certification upon completion of all phases of the project.

The first phase of the project consisted of a complete, multi-disciplinary evaluation of existing building conditions including envelope and roof and the building systems infrastructure and distribution. Each system was evaluated for its compliance to code, general condition, and recommendations for improvements priced and prioritized to allow for a phased series of renovations. JFK&M prepared construction documents for the immediate and necessary life-safety and code compliance improvements to the building, as well as envelope stabilization to prevent further water infiltration.

The second phase consisted of developing the long-term infrastructure upgrades and building repairs to bring the building up to date and aid the owner in leasing the space. Building # 77 has 18 floors with 65,000 sq. ft. per floor of high bay storage. Floors 1 through 16 will be occupied by a single tenant per floor. Floors 17 and 18 are reserved for mechanical space. To support the future tenant electrical load, JFK&M brought three new double ended unit substations to the building. We are also added two 1500 kW generators and paralleling gear as well as associated distribution switchboards, transformers and panel boards. New mechanical, plumbing and fire protection infrastructure were also provided.

Phases three and four were for the design of the multiple floor commercial fit-out of the building. JFK&M provided fire protection engineering design for the first floor and first floor mezzanine tying the FP system into the base building systems.  JFK&M combined their FP drawings with the previous MEP drawings of another engineer for the complete fit-out of these spaces for future tenants.

In phase four, JFK&M provided full MEP/FP design for the fit-out of BNY owned spaces on the second floor where demising walls were setup for future tenants.  The floor also includes: restrooms, tenant storage, bike storage, engineer’s office, electrical room, MER, MDF, and DAS (IT services spaces).  For the remaining floors (4-7, 9 &15), JFK&M provided MEP/FP design for the fit-out of the floors required for the core spaces and mechanical rooms for future tenants. These spaces all included the gut renovation of the core restrooms on each floor.
